• No keyword spamming.
Keyword spamming is the practice of listing lots of often irrelevant phrases or words in a post purely in an attempt to have a better search ranking (e.g. lots of postcodes or locations). We don't allow this on BathTab.co.uk because it is very frustrating to our users to find irrelevant notices in their search results; it can make posts hard to read and is a complete pain in the backside.

• Make your post as complete as possible.
Your posting is more likely to receive a better response if you use an informative subject. You should also include as much detail as necessary in your message. Remember, a picture is worth a thousand words.

• Post sensibly.
Please remember to post sensibly, as lawful action may be taken against you if fail to comply with our Terms & Conditions. BathTab.co.uk reserves the right to remove any postings that we feel are not relevant, or of value to the BathTab.co.uk community, with or without notice. Please also note that we reserve the right to remove ads without notice where these breach our Posting Rules and/or our Terms & Conditions.

All of the Room(s) Offered, Room(s) Wanted, and Short Term sections are for individual community members advertising their accommodation vacancies and not for commercial advertisement or promotion.

Room(s) Offered
Rule of thumb; if you live in the property yourself, and wish to let a room within, you can advertise in Rooms(s) Offered. If you do not actually live in the property, then these sections are not for you.
• If ads are indiscriminately posted in multiple, irrelevant categories, they will be removed without notice.
• No links to other accommodation/property websites.

Room(s) Wanted
This section is for advertising wanted NOT offered postings. Any ad for room(s) available should be posted in Room(s) Offered section. This section is not for commercial advertisement or promotion, but for individual community members advertising their need for accommodation. We do not accept ads from commercial entities in these sections.

Short Term
The same rules apply here as above, but this category is strictly for short term lets only. You are allowed to post both offered and wanted ads in this section.

The Flat/House Offered, Flat/House Wanted, and Office/Parking/Storage sections of BathTab.co.uk are for advertising entire flats, or houses to rent. Rooms offered within a flat or house should be in Room(s) Offered.

Flat/House Offered
• Please ensure that each ad ONLY advertises one property.
• Private home-owners, landlords, and professional agents are all welcome to use this category.
• We reserve the right to limit a professional agent’s ads per month, if, in our reasonable opinion, the professional agent is flooding the site with similar ads in order for their ads to stay at the top of the listings pages. Professional agents should use their judgement as to the frequency of reposting that is required and only repost as is reasonable both from the users and a commercial point of view.
• No links to other accommodation/property websites in ads.

Flat/House Wanted
This section is for advertising wanted NOT offered postings. Any ad for a flat/house available to rent should be posted in Flat/House Offered. This section is not for commercial advertisement or promotion, but for individual community members advertising their need for accommodation.

Office/Parking/Storage
This is the only category where we permit advertising of commercial property. You are allowed to post both offered and wanted ads in this section.

The Property Chat section of the website is intended for interaction with other BathTab.co.uk users. We welcome all messages relevant to accommodation/properties, especially those in the city of Bath, UK. This category is designed to offer members a place to express their views. This section is ONLY for postings from individual community members and NOT for commercial advertisement or promotion.
